There's a CCJ on file

Judgments, defaults, arrears or a winding-up petition. It's our bread and butter — because the lending is secured, it isn't what the decision turns on.

The bank or the broker said no

Somebody searched a panel and came back empty. There's no panel here. We lend our own money, so the answer comes from us and it comes quickly.

A hard couple of years behind you

A difficult trading period, or a restructure behind you. We'd rather ask you about it than score it and move on.

What we lend against

Bricks & mortar, or land.

The security can be your own property, a property owned by your business, a guarantor's property, or several properties combined.

  • Residential propertyWhere there's equity in it, including alongside an existing mortgage.
  • Commercial propertyA unit, a yard, a shop or an office the business owns.
  • LandWith or without planning, held personally or in the company.

We don't lend against plant, machinery, vehicles or stock. If that's the security you have, we're not the right lender and we'll tell you on the first call.

Common questions

Straight answers.

Can I borrow if I've got a CCJ?

Yes — it's one of the most common situations we see, and getting finance done for businesses with judgments against them is what we specialise in. Because the loan is secured against property, a CCJ isn't what the decision turns on. We'll still need the borrowing to be affordable, and we'll ask you what happened, but it doesn't rule you out.

What about a winding-up petition or a CVA?

Both are things we deal with regularly. A live petition makes the timetable tighter rather than impossible, and it's exactly the sort of case where being a direct lender matters — there's no panel to wait on. Tell us early and we'll work back from your deadline.

What if I have bad credit, or a very low score?

It isn't what the decision turns on. Our lending is secured against property, so we look at the asset, the equity in it and whether the borrowing works for the business. A poor score on its own doesn't rule you out.

What if my company is new, or has no credit history?

That's fine. A recently incorporated company with nothing on file is a normal case for us, because the security does the work rather than a trading record.

What about HMRC arrears or a time to pay arrangement?

Common, and not a blocker. Tell us the position on the first call so we can factor it into how the deal is structured.

What about defaults, missed payments or mortgage arrears?

All things we see regularly. We'll ask what happened and when, but they don't stop us lending where there's equity in the property.

What if I've been through insolvency or bankruptcy before?

A previous insolvency, a company that failed, or a discharged bankruptcy are all cases we can look at. Be upfront about it and we'll tell you quickly where you stand.

Whose property can be used as security?

Your own, a property owned by the business, a guarantor's property, or several properties combined. It doesn't all have to sit in one name.

Will you need a personal guarantee?

In most cases, yes. It's part of how we're able to lend at this level to businesses other lenders decline. We'll set out exactly what's being asked for in writing, before you spend anything on legal fees.

Does checking my figure affect my credit score?

No. The questions on this page run no credit search at all — the figure comes from the equity in the property. If you go ahead to a full application we'll tell you clearly at the point a search is needed.

Are you a lender or a broker?

A lender. We fund from our own book, which means the person you speak to is the person assessing your case, and there's no broker fee sitting on top of the deal.

Representative example: borrow £250,000 over 18 months at 1.75% per month (fixed; 21% per annum), secured against commercial property. A 10% arrangement fee of £25,000 is added to the loan, making a total facility of £275,000. Pay 18 monthly interest-only payments of £4,812.50, plus £275,000 capital at the end of the term. Total interest: £86,625. Total amount repayable: £361,625. Representative APR: 32.6% APR.

Your property may be repossessed if you do not keep up repayments on a loan secured against it. Think carefully before securing other debts against your home.
